Client: Holy Cross Care Homes, Worfield

A new retirement village in the Greenbelt between Bridgnorth, Wolverhampton and Telford providing independent living accommodation with a range of on-site communal activities and nursing care packages. The development, designed by Base Architecture and Design, comprises fourteen luxury, high quality 2 double bedroom semi-detached bungalows within a gated compound in the grounds of Bradeney House Nursing and Care Home. The bungalows are energy efficient with low running costs and are equipped with sophisticated alarm, nurse call and CCTV systems all linked to the main care home building.

The location of the project presented particular challenges from a construction health and safety aspect. Situated in the countryside close to the village of Worfield, Bradeney House Nursing and Care Home caters for the elderly and infirm, and remained in operation throughout the construction works. The continued wellbeing of the occupants was a major consideration throughout the project. Providing safe access for visitors to the care home and the emergency services was of paramount importance, strict site security had to be maintained and noise levels kept to a minimum at all times during the construction process.

Working as CDM and construction health and safety advisor to the Client and Principal Designer we prepared a Pre-construction Information Package setting out the operational requirements and site constraints that was issued to contractors tendering for the project and was incorporated into the contract documents. At completion of the project we prepared a simple health and safety file and operating and maintenance manual for each of the units for the use of the occupants together with a comprehensive master health and safety file and operating and maintenance manual covering all aspects of the development for the Client”s management and maintenance teams.
